Underfloor heating in a Spanish renovation: check the full floor level first
How to verify total floor build-up, thresholds and quote scope before choosing hydronic underfloor heating for a renovation in Spain.
Before accepting a quote, ask for one section or level schedule from the retained base to the finished floor. It should name every layer, mark unknowns and carry the final level to doors, thresholds, stairs, drains and fixed units.
A pipe or panel thickness is not the total floor rise. Even a low-profile system may need preparation, insulation, dry board or screed, adhesive, finish and transitions.
Start with the finished level, not the product label
The FEGECA and FENERCOM sector guide discusses dry or lower-profile renovation assemblies and screed-based systems, identifying available height as a central constraint. None provides a universal answer: measure from the load-bearing or retained base to the finished floor.
Record what is removed, retained or still hidden. An unknown layer remains unknown until checked. The proposal is resolved only when every layer and interface fits. Use the separate guide to heat pumps in an existing Spanish flat for the wider heat-source decision.

Describe every layer that creates the new floor
Show substrate condition and preparation, any justified moisture layer, insulation or panel, pipes, diffusion, screed or dry board, fixing layers and finish. Systems differ. Insulation should not be deleted merely to show an attractive height; solutions with little insulating capacity need individual assessment.
Add the manifold, circuit routes, joints and pipe-free areas. The manifold needs an accessible location and real connection routes. Fix these choices in the renovation sequence before services and joinery close the paths.

Walk the proposed level through the property
Check the entrance, balconies, internal doors, stairs, skirtings and room changes. Agree where the level stays, rises or transitions. Trimming a door does not fix an external sill, stair relationship or access barrier.
Also check drains, showers, sanitaryware, islands, appliances, wardrobes, hatches and service penetrations, including pipe-free areas beneath fixed units. If shared elements or loads may be affected, identify them and prepare the discussion with the community-of-owners renovation guide. A competent professional decides which checks apply.
Match the emitter to the heat source and controls
Spain's RITE applies to the reformed part of thermal installations in existing buildings and treats new subsystems and specified modifications as a reform. It does not create one identical local procedure; the appointed professional should identify what applies.
Request the room heat-demand basis and coordinate it with flow temperature, generator, pumps, manifold, hydraulics and controls. IDAE supports examining generator, emitter temperature, hydraulics and use together; it does not promise savings. Include the home's electrical renovation plan.
Cooling through the floor is a separate humidity and condensation-control design, not an automatic feature. The heat-pump scenario calculator compares entered consumption, tariffs and SCOP; it does not calculate heat loss, size circuits, verify floor depth or prove compliance.

Treat the floor covering as a system component
Thermal resistance, format, adhesive, joints and commissioning conditions must suit the whole assembly. Ask for the specified product data. The flooring guide for Spanish renovations helps compare finishes but does not replace this compatibility check.
Carry removal, preparation, skirtings, door alterations and finish into the whole-flat renovation budget. Quotes are not comparable when those items are omitted.
Make the scopes comparable before comparing totals
Consider a hypothetical pair of offers. Offer A names a slim panel system but excludes levelling, floor finish and door or threshold adjustments. Offer B lists the complete build-up, transitions and controls. Offer B is not automatically correct or better; it simply exposes more assumptions. Ask both contractors to price the same level drawing and the same inclusions and exclusions before comparing totals.
You can align tabular items in the quote comparison tool and use the guide to comparing renovation quotes in Spain. The tool cannot approve the technical solution. Each line still needs evidence tied to the property and the agreed design.
| Workstream | Define before signing | Useful handover evidence |
|---|---|---|
| Base and survey | Existing layers, removals, condition and preparation | Checked substrate and recorded changes |
| Complete build-up | Every layer, product, compatibility and finished level | Installed references and final composition |
| Room interfaces | Doors, thresholds, stairs, drains and fixed units | Reviewed transitions and completed finishes |
| Generator, services and control | Design basis, zones, hydraulics and electrical scope | Demonstrated controls and recorded settings |
| Testing and handover | Checks, commissioning and maintenance scope | Results, final layout and user instructions |
Keep a traceable record of the installed assembly
Before covering pipes, agree suitable inspections and tests and who records them. At handover, identify products, zones, circuits, manifold, routes and access; request a controls demonstration and use and maintenance instructions.
CTE application to an existing building depends on the intervention. This checklist does not claim universal documents: the project team determines certificates, drawings, manuals and local requirements. Compare the installed build-up with the agreed section and retain changes until every outstanding point closes.

Common questions
How much height does underfloor heating add in a renovation?
There is no universal figure. The total depends on substrate preparation, insulation or panel, pipes and diffusion layer, dry board or screed, adhesive and finish. Ask for the finished level for the specific system and property.
Does a low-profile system avoid altering doors?
Not necessarily. Carry the complete finished level to every door, sill, stair and transition. A product name does not include levelling, the floor finish or joinery adjustments.
Must the underfloor heating use a heat pump?
That cannot be decided from the floor alone. A professional should coordinate demand, emitter temperature, heat source, hydraulics, electrical works, controls and use before proposing the system.
Can I compare quotes using their price per square metre?
Only after the scopes match. Align removal, preparation, full build-up, excluded zones, interfaces, heat source, controls, testing, finishes and handover before comparing totals.
A resolved finished level is more useful than a label
Give every bidder the same level drawing and interface checklist. When each offer explains how it reaches the agreed finished floor and names its exclusions, you can choose with fewer surprises during construction.
Would you like the proposal reviewed before you sign?
Share the municipality, property type, current heat source, intended rooms, known floor levels and project stage. Leave a telephone number so we can contact you about the renovation scope.
